$1,100 / 4br - 4bd 2bath Brookline Room URGENT for October 1 (Brookline)

Looking to fill a room ($1100/month) available in a 4 bed 2 bath ground floor apartment in Washington Square Brookline for a flexible 10/1 or as-soon-as-needed move-in. We’re trying to find someone ASAP and set up tours within the next few days if possible since we’re getting closer to the deadline.
The apartment is very spacious, has 2 full bathrooms, a living room and a kitchen with a small dining area attached. There is also a medium-sized balcony with an overhang. The available room comfortably fits a queen sized bed and desk (see photos). It has two windows and a deep close. It is located at the end of a hallway set apart from the rest of the bedrooms, which gives the person living there a bit more privacy.
This is currently an all queer/trans household, 420 friendly inside bedrooms or the balcony, and neurodivergent friendly. We would be open to a non-queer woman who wanted to join, but she would definitely need to be comfortable and safe around queer & trans individuals.
The landlord technically does not allow pets, but ESA cats have been allowed before without any pushback. Current roommates mostly keep to themselves but are friendly and communicative. All of us have been here for 2-3 years, I’ve personally really liked living here! It’s right off the Washington Square stop on the C-line on the Green Line and the 65 bus. There’s a Star Market and Whole Foods within walking distance, and easy access to Coolidge Corner which has a Trader Joe’s plus plenty of shops and restaurants. There’s also some room in the basement (only 1 step to get inside from the back entrance) where a bike can be stored without any issues. There’s in-building laundry (1 washer and 1 dryer) that is free, and a laundromat within walking distance.
Cost: Move in costs would be first, last, and a $500 security deposit, for a total of $2700. Tenants pay for electricity and wifi, but all other utilities are included in rent (including heat). Monthly rent has consistently increased between $25-50 per person annually since I got here.
Accessibility: 6 steps to get from sidewalk to the front door of the building. The unit is located on the ground floor with no additional stairs to get into the apartment from the lobby. The front door is pretty light, but the second door inside the lobby to access the building is pretty heavy.
Pets:There will not be any pets belonging to the current roommates starting 9/1, as our roommate with cats is moving out. New service animals or ESA cats would be welcomed, other ESA animals would be subject to the approval of the roommates.
