THE WORK:
Painting — walls/ceilings/trim in about 8 rooms plus 3 small fireplace surrounds; kitchen cabinets just need a touch-up coat (paint color will be left on-site).
Flooring — pull up old carpet in one bedroom, install new LVP through most of the house (~1,600+ sf), plus waterproof flooring in two small bathrooms.
Plumbing — replace a water-damaged bathroom subfloor, install a small vanity, reset a toilet, clear a clogged shower drain (may need crawlspace access), re-caulk a shower, swap a vanity light.
Carpentry/handyman — rehang closet doors, fix a door that was hung wrong, install quarter-round trim in one room, replace a cracked 3-panel shower wall kit.
HVAC — diagnose (and repair if reasonable) a ductless mini-split; not urgent, a window AC unit and space heater are already working fine as backup.
Exterior — replace decking boards on the front porch and ramp, skirt in the area under the porch, a few foundation shrubs, pressure wash and stain the back deck.
General — haul away debris/old flooring.
TIMELINE: Hoping to have this done in 2–3 weeks; some flexibility for quality work.
