We are interested in the building with unrealized operating potential.
That can mean distressed assets, below-market revenue, inefficient operations, deferred improvements, recapitalization situations or ownership transitions.
WHERE SOME SEE THE PROBLEM, WE LOOK FOR THE VALUE THAT HASN’T YET BEEN CREATED.
Our acquisition structures can potentially combine seller participation, existing financing, private capital and JV equity depending upon the individual property.
Then comes repositioning.
Through My City Bed, appropriate portions of suitable properties may potentially be converted into professionally operated shared living, where legally and operationally feasible.
The larger objective:
CHANGE THE OPERATING ECONOMICS → INCREASE NOI → STRENGTHEN THE ASSET → CREATE REFINANCING OPTIONS → SCALE.
We are currently establishing relationships with capital partners interested in evaluating individual multifamily transactions.
Potential transaction-level capital requirements may range from approximately $1M to $25M+, depending entirely upon the acquisition.
We are not requesting immediate funding.
We are seeking preliminary relationships and, where appropriate, an Indicative Capital Letter / LOI, with any eventual transaction subject to underwriting, due diligence, definitive documentation and approval.
