LOOKING FOR ONE OR TWO SERIOUS REAL ESTATE INVESTMENT PARTNERS
You Bring Financial Strength. I Bring 40+ Years of Experience Finding the Profit in Real Estate.
I've spent more than 40 years buying, selling, renovating, renting, and investing in real estate for myself and my family. I've been involved with literally hundreds of positive, income-producing properties in my own personal portfolio, and a few with select partners.
I'm now looking for one or two serious individuals interested in combining their financial resources with my experience, knowledge, and ability to find and execute profitable real estate opportunities.
I'm not selling a course, a seminar, or a get-rich-quick program.
I'm looking for partners to do actual deals. I can't fund every deal on my own. Hence the opportunity exists for the right person to invest with me for a shared return.
Over four decades, I've learned that there is no single-formula for making money in real estate, since each property and situation is unique. Knowing how to properly assess and determine the best way is what sets the winners out front.
Sometimes the opportunity is a quick flip.
Sometimes a property needs substantial rehabilitation.
Sometimes it needs almost nothing.
And sometimes the smartest decision is to buy the right property, rent it, and let time do the heavy lifting.
A FEW EXAMPLES FROM MY OWN INVESTING HISTORY
One long-term rental purchased in the 1990s produced approximately $1,000 per month in positive cash flow for 28 years, while the tenant effectively paid down approximately $200,000 of mortgage debt and the property appreciated from roughly $220,000 to nearly $900,000.
The combined economic benefit ultimately exceeded $1.3 million from a single, residential rental property.
Another investment—a simple, small, 18 pad, mobile-home property, situated on LESS than 2/3 of an acre, purchased for approximately $380,000—has generated roughly $100,000 per year in profits over approximately 18–19 years and was recently valued at approximately $1.3 million. The total return over an 18 year span: Approximately 2.7 Million. And, it’s still paid for, still cranking out over $100,000 per year in profits, and will, potentially, in perpetuity.
Then there are the flips.
My first foreclosure flip, back in the late 1980s, was purchased for $174,000 and resold within weeks for $250,000. Virtually nothing needed to be done to it. My partner on that deal put up 10.5K and profited 38K from doing nothing else.
More recently, I purchased an Anne Arundel County property for $105,000 and sold it several months later for $225,000. The extent of the improvements?
We mowed the grass once.
Those kinds of deals are outliers, not the norm—and I don't pretend otherwise. But after more than four decades in this business, I've learned something important:
Don't spend money fixing what doesn't need fixing. Don't hold what should be sold. And don't sell what could make you considerably more money by holding.
Each property is unique, and the property and the numbers should determine the strategy.
WHAT I BRING TO THE TABLE
I have an uncanny ability to find and identify potential opportunities.
I can analyze the property and determine what is the best option, and confirm whether the numbers make sense.
I present the property with options, cost, and anticipated returns to you, and answer all questions. Assuming we are all in agreement, we put the property under contract.
I then handle the hands-on side of the project—coordinating whatever repairs, rehabilitation, or remodeling are actually necessary and preparing the property for resale or rental.
Together, we determine the appropriate strategy.
Nothing gets purchased simply because I like it. We buy when the numbers make sense—and we both agree.
WHO AM I LOOKING FOR?
Primarily, I'm interested in meeting one or two financially capable people who want to participate in real estate investing but may not have 40 years to learn the business themselves.
I'm also interested in hearing from serious people who may bring other valuable skills or resources to the table.
There is no cookie-cutter investment program and no requirement that every property be handled the same way. Every opportunity gets evaluated individually.
A few may be quick, and return a lot.
Some may take work, and a bit more time.
Some may be worth keeping for years.
And most are not worth buying at all.
Knowing the difference is where experience matters.
