NightHawk Remodeling seeks qualified, insured subcontractor crews for a residential renovation in the River Reach community of Williamsburg, Virginia.
We have separate scopes available for framing, roofing, and siding. You may respond for one trade or multiple trades.
Framing: Build two rear dormers, including selective demolition, structural framing, sheathing, and house wrap.
Labor payout: $6,500
Roofing: Full house roof replacement plus dry-in, flashing, and shingling for the two new rear dormers.
Labor payout: $6,000
Siding: Install HardiePlank siding, PVC trim/fascia, soffit, and weatherproofing on all four dormers.
Labor payout: $5,500
NightHawk supplies the primary project materials. Subcontractors must provide their own crew, tools, fasteners, trade consumables, safety equipment, and daily cleanup.
Requirements:
Current general liability insurance of at least $1,000,000 per occurrence
Workers’ compensation coverage or valid waiver, if applicable
W-9 and applicable contractor license
Ability to follow plans, code requirements, manufacturer installation instructions, and OSHA fall-protection requirements
Ability to attend a pre-work walkthrough and provide a completion schedule
One-year workmanship warranty
Payment: NET 15 from invoice date after satisfactory completion and project-manager sign-off.
