We provide the Loba 2k invisible finish, additive, floors and trim pieces. We also have done the tear out of the carpet and have removed baseboard. You provide tools, sanding equipment, papers and adhesive, cleat nails the installer specific item.

Detailed Scope of Work: Install, sand and finish 527 sq ft of new hardwood flooring 4 inches wide cherry planks in the hallway, primary bedroom, and primary closet at a fixed price of $4 per sq ft. Work includes dust control prep, level and plywood subfloor if needed, nail down installation with glue at end joints if needed, installation of moister-barrier flooring paper, sanding, and finishing with Loba 2K Invisible Protect (2 coats included optional 3rd coat if needed). Install and finish transition threshold and T bar from floor to tile and floor to carpet areas.
Sand and refinish 1300 sq ft of existing hardwood floors at the main level at $2 per sq ft. Work includes dust control prep, sanding, and two coats of Loba 2K Invisible Protect, Loba whitener and UV additive added with an optional third coat if needed. Stair rise + tread sets will be completed. There is a total of 13 stair rise + tread sets will be completed. Tread hole from spindle removal will be covered using the cherry veneer provided by the Owner; Contractor will cut and glue these veneer pieces to properly cover the openings. Flushmount vent install on the main floor where refinishing is happening.
Wood filler will be used to fill knots, cracks, and any necessary areas during both installation and refinishing. Contractor will secure baseboards to the wall once floors are finished, owners will put them properly where they would go.
Owners Responsibility: Remove, label, and place baseboards back after flooring work. Carpet tear out and hauling re move all tack strips and clean up. Owner is responsible for clearing all furniture before work begins and then putting it back in place after completion.
Owner Provided Material: Owner will provide hardwood floors material, Loba 2K finish, Loba UV protect additive, molding, transition pieces, dust control supplies (masking tape, paper, plastic), and 15 lb. asphalt saturated felt paper for new install. Carpet tear out and hauling, tack strip removal.
Contractor will provide labor, tools, equipment, adhesives, wood filler, and clean out of job debris. Contractors carry insurance covering liability for company’s work and its workers.
Warranty: 2-year workmanship warranty from the date of project completion is included by the contractor from the date of project completion.
Total Project Cost: $5000 Payment is due in full upon project completion and approval of work. No partial payments.
