Structure & Foundation:
Trailer: 24' Wright tiny house trailer (MA built), 14,000 lb GVWR. Clean title.
Dry Build: Built entirely inside a garage until sealed. Framing and subfloor have never been exposed to water.
Floor: 2x6 frame with 6" rockwool, AdvanTech deck, and rigid foam thermal break to eliminate bridging.
Framing: Kiln-dried balloon framing with double-sheathed hurricane shear walls. Interior sheathed in 1/2" plywood.
Roof: Asymmetrical gable roof with wood I-joists, massive LVL ridge beam, and a vented cold-roof design.
The Envelope:
Air Barrier: Continuous Pro Clima Mento Plus wrap with a 6" roof overlap. Fully sealed with Tescon Vana tape and Contega adhesive.
Insulation: Merino wool in walls and roof to save weight.
Exterior Siding Prep: Prepped with 1" mineral wool between horizontal furring strips. Ready for siding.
Efficiency: Rough openings framed and prepped for an insulated door and triple-glazed windows.
Layout & Features:
Generous Headroom: Single-level space (no loft). I am 6'2" and built this with 6'6" to 10' ceilings so it feels incredibly spacious.
Smart Layout: Designed for a main-floor Murphy bed and a 7'x3' bathroom with a spacious, high showerhead.
Utility Bump-Out: Tongue-end roof overhang designed for an attached exterior utility shed to house solar/batteries.
Utilities Prep: Interior service cavity to run plumbing/electrical without piercing the air barrier.
