We are seeking an experienced Project Manager / Development & Construction Manager to join our team.
This is a hybrid leadership position for an experienced construction professional who understands more than simply managing the construction phase of a project.
The right person will understand the entire development and construction process—from the initial development concept and feasibility through permitting, design, budgeting, financing, bidding, contracting, construction, project closeout, and stabilization.
We are looking for someone who can move comfortably between development, preconstruction, project management, and field operations and who can effectively lead the people responsible for getting the project completed.
This is a senior role that requires ownership, leadership, sound judgment, financial understanding, and the ability to independently move projects forward.
What You Will Do
Development & Preconstruction
Participate in the development of new projects from initial concept through construction
Review development plans, site plans, architectural plans, civil plans, and project specifications
Assist with project feasibility, budgeting, and preliminary cost analysis
Work with ownership and development partners to evaluate project scope, costs, schedules, and potential risks
Coordinate with architects, engineers, consultants, jurisdictions, lenders, and other development professionals
Assist with entitlement, permitting, plan review, and approval processes
Help establish preliminary project budgets and construction schedules
Coordinate value engineering and identify opportunities to improve project cost and constructability
Assist with project procurement and early purchasing decisions
Participate in contractor and subcontractor bidding and scope review
Help transition projects from development and preconstruction into construction
Construction Project Management
Manage construction projects from preconstruction through completion
Develop and maintain detailed project schedules
Coordinate subcontractors, vendors, consultants, owners, architects, engineers, and field personnel
Work closely with the Superintendent to ensure projects are progressing according to schedule, budget, plans, and specifications
Manage RFIs, submittals, change orders, meeting minutes, project documentation, and correspondence
Review subcontractor scopes and agreements
Review subcontractor pay applications
Prepare and manage owner pay applications
Track commitments, expenditures, change orders, and projected final costs
Identify potential delays and cost issues before they become larger problems
Coordinate inspections, procurement, material deliveries, and long-lead items
Manage punch lists, closeout, warranties, and final project documentation
Project Financial Management
The Project Manager will have significant responsibility for understanding and protecting the financial performance of each project.
You will be expected to:
Understand project budgets and schedules of values
Track actual costs against budget
Monitor committed costs and projected costs to complete
Review subcontractor and vendor pricing
Identify cost overruns early
Manage change orders and ensure appropriate documentation and approval
Review project financial reports
Forecast final project costs
Understand project gross profit and how project decisions affect profitability
Work with ownership and accounting to maintain accurate project financial information
You should be comfortable looking at a project financially and understanding where the project is going—not simply where it has been.
Leadership
Leadership is a critical part of this position.
The Project Manager will be expected to lead and coordinate people across development, estimating, project management, accounting, and field operations.
You will:
Establish clear expectations and accountability
Coordinate the work of project teams and field personnel
Work closely with Superintendents and subcontractors
Hold team members and trade partners accountable for schedules, quality, and commitments
Identify problems and provide solutions
Communicate clearly with ownership and senior management
Keep projects moving without waiting for someone else to identify every next step
Help develop and improve project management systems and processes
Provide direction while also being willing to get into the details when necessary
We are looking for a strong leader, not simply someone who is good at paperwork.
The successful candidate will be comfortable making decisions, having difficult conversations when necessary, and taking responsibility for the outcome.
Hybrid Role
This position will require someone who is comfortable wearing multiple hats.

Qualifications
Required
Minimum 10 years of construction project management experience
Strong understanding of commercial construction, multifamily and hospitality a plus
Experience managing subcontractors and construction teams
Experience with project budgets, schedules, contracts, and change orders
Strong understanding of construction documents, plans, specifications, and scopes
Ability to understand the relationship between development decisions and construction costs
Strong financial and analytical skills
Strong leadership and communication skills
Ability to independently manage multiple priorities
Ability to work directly with ownership and senior management
Strong organizational and problem-solving skills
Ability to read and understand construction plans and specifications
Development Experience Preferred
Experience with one or more of the following is highly desirable:
Real estate development

This Position Is Not For Everyone
This is not a traditional "sit at your desk and manage paperwork" Project Manager position.
It is also not a position where you will be given a checklist every morning.
We need someone who can think strategically, understand development, manage construction, lead people, understand financials, and get into the details when necessary.
If you are someone who enjoys taking ownership, solving problems, leading teams, and seeing a project move from an idea to a completed development, this could be an excellent opportunity.
