Every price includes electric, high speed Wi-Fi, air conditioning and heat, use of the kitchen and two bathrooms, filtered water, coffee and parking. No utility bills, no build-out, no three year industrial lease. Move your equipment in and start working.
HOW THE SPACE WORKS
This is an open shop floor. Your area is your own dedicated footprint that nobody else uses, and you set it up however you work best. The areas are not individually walled or locked. Instead, the building itself is secured, with keyfob entry and a front door that stays locked, so only tenants get in. We are happy to walk you through the layout on the phone before you come see it.
You get 24/7 keyfob access, including nights, weekends and holidays, so you work on your schedule, not ours.
WHO THIS IS FOR
You will be working in a building full of people who make things. Over the years our tenants have done CNC machining, metal work, 3D printing, silicone mold making and casting, glass work, sewing, electronics, rapid prototyping, engineering and drones. It is a serious working environment, and people here take their work seriously.
It is a good fit for product and hardware builders, prop and set builders, 3D printing and prototyping shops, electronics and drone builders, mold making and casting, sewing and soft goods, small batch production, e-commerce assembly and packing, and anyone who has outgrown a garage or spare bedroom.
A FEW RULES THAT KEEP IT WORKING
No 'serious' woodworking. The dust travels and affects everyone else's work. (Unless you want the 1 enclosed small 8'x12' unit, wood work could happen in there)
No automotive work.
This is a secured building with no customer lobby, so it is not set up for businesses with clients or customers coming in.
THE LOCATION
We are in a clean, landscaped business park, which is rare for Van Nuys. It is a secure area near the private airport, with a large free parking lot plus free street parking, and a single-story building with easy access for loading in. No RVs or campers and no overnight parking. That is a big part of why the area stays clean and safe.
Our prices are based on what the building, utilities and upkeep actually cost us, so they are fixed and not negotiable. If you would rather lock in a longer term instead of month to month, we are happy to set that up.
