This has been an amazing music studio and overflow guest unit for 7 years but need to build an ADU in its place.

Easily spent over $12k total on this including original container purchase. Has a 3/4 bath, vented, plumbed and read connect from exterior wall. Electric 5 gallon water heater works great, sub panel with 3 circuits. Wired and also cat 6 in the wall. Added layer of 3/4” subfloor with epoxy (waterproof) clear coat finish, tiled bathroom. Fully insulated walls and ceiling with R-13 (studs on edge at walls for more space) then spray foam any other gaps.

Additionally, there is exactly 10 feet of storage space off the backend which is where the water heater and electrical subpanel are located.

This is a ready to go weekend unit for guests, Home gym, music studio as I’ve been using it for or home office even.

I love it, but I need more room and consideration for the space to build a real ADU

There will be some drywall patch needed in order to unhook the wire and Plumbing to the toilet in order to transfer.
