Responsibilities:
- Comprehensive processing management: gathering stipulations, pricing and placing loans, opening title and escrow, ordering payoffs, appraisals, and Homeowners Insurance (HOI), submitting packages, clearing conditions, and managing files through to funding.
- Preparing TRID-compliant Change of Circumstances (COCs), Loan Estimates (LEs), and state-specific disclosures for Mortgage Loan Originators.
- Reviewing loan application packages for completeness and accuracy (credit, income, assets, disclosures) prior to underwriting submission.
- Calculating and analyzing income, assets, liabilities, and proper loan amounts to ensure correct funds to close.
- Submitting full loan packages and clearing underwriting/funding conditions within lock periods.
- Updating Loan Origination Systems (Encompass, Point) to maintain accurate pipeline records, lock expirations, and conversation logs.
- Communicating with clients at least twice weekly via phone and email, maintaining excellent customer service and strong client relationships.
- Preparing and mailing commitment letters, notices of incompleteness, or declines for accurate HMDA reporting.
- Ordering VOEs, VOMs, credit supplements, termite inspections, and handling exceptions or audit reviews as required by management and compliance.
