High-quality "England" brand sleeper sofa, I believe from the Yvette collection. The sofa itself is comfortable and in great shape. The pull-out bed is about as comfy as those 2" mattresses get—and it's also in great shape. This was purchased about 10 years ago for $1,300 and lived in my grandmother's guest room the whole time, so it's seen very light use. Honestly, it's like new.
