We are a family-owned boutique commercial property management office based in San Francisco.
We are seeking an experienced, detail-oriented Controller / Senior accountant to oversee the accounting and financial operations of our property management company.
This is a hands-on, on-site Controller position responsible for property accounting, tenant billing, financial reporting, cash flow, accounts payable and receivable, reconciliations, and coordination with our outside CPA and other professionals.
We manage approximately 40 commercial properties with each property and tenant potentially having different lease terms and financial obligations.
A very important part of this position is understanding the financial terms of each individual tenant lease and making sure that expenses are properly accounted for and billed to the appropriate tenant.
For example, tenants may have different responsibilities for property taxes, insurance, CAM (Common Area Maintenance), and utilities. Some utilities may be shared among tenants, while others are separately metered. The Controller will review actual bills, apply the requirements of each lease, calculate the appropriate tenant charges, prepare and send tenant invoices, and make sure the amounts are accurate.
The Controller / Senior Accountant, is expected to stay on top of the leases, understand their financial provisions, and take ownership of the accuracy of tenant billing and property accounting.
***Key Responsibilities ;
1.Oversee the accounting operations for over 37 properties.
2.Review and understand individual tenant leases and their financial provisions.
3.Calculate and prepare tenant billings for property taxes, insurance, CAM, utilities, and other reimbursable expenses.
4.Review actual property and vendor bills and determine the appropriate allocation among tenants.
5.Ensure tenant invoices are accurate and issued on a timely basis.
6.Maintain accurate tenant accounts receivable and billing records.
7.Oversee accounts payable and accounts receivable with support from the accounting assistant.
8.Manage monthly accounting close and account reconciliations.
9.Prepare monthly financial statements and property-level financial reports.
10.Prepare owner reporting and management reports.
11.Monitor cash flow and property-level cash activity.
12.Maintain accurate accounting records and supporting documentation.
13.Identify discrepancies and ensure they are investigated and resolved.
14.Establish and maintain appropriate accounting procedures and controls.
15.Work closely with property management and ownership on accounting and financial matters.
16.Coordinate with the outside CPA, tax professionals, and other professional advisors, principal.
17.Provide guidance and oversight to the accounting assistant.
18.Take overall responsibility for the accuracy and integrity of the company's accounting records.
****Qualifications
Bachelor's degree in Accounting, Finance, or a closely related field.
Proven experience as a Controller, Accounting Manager, or similar accounting position. Yardi Voyager & Property Management Accounting Experience.
Property management accounting experience is strongly preferred.
Experience with tenant billing, CAM reconciliations, expense allocations, or lease accounting is highly desirable.
Ability to read, understand, and apply the financial provisions of tenant leases.
Strong knowledge of AP, AR, reconciliations, monthly close, and financial reporting.
Strong Excel and accounting-system skills.
Excellent attention to detail and analytical skills.
Ability to work independently and take ownership of financial accuracy.
Strong organizational and time-management skills.
Ability to work effectively with owners, tenants, property managers, CPAs, and other professionals.
Ability to supervise and work effectively with an accounting assistant.

This is a full-time, On-Site position. It is not a remote, work-from-home, hybrid, or off-site position.

Salary: $95,000–$125,000 per year, depending on experience and qualifications.
Compensation will be based on the candidate's education, accounting experience, Controller-level experience, property management accounting experience, and ability to independently manage the company's property accounting and financial operations.
