$1,050 Single bedroom with shared bath in NP (North Park)

The complex: downstairs apartment in 8-unit north park gated complex located near shops, restaurants, and live music venues! (Seriously it’s a 10-minute walk max)
The apartment: 3-bedroom 2-bathroom unit located on the lower corner of the property next to the laundry which is awesome as it's about 10 feet from the front door ($1.75 wash/$1.50 dry) house comes furnished (though if you have furniture you want to bring, we can make space) with full house access.
Apartment comes with full kitchen consisting of refrigerator, oven, microwave, toaster, and DISHWASHER (which is rare lol) There’s also a wall ac unit in the living room that blows air but no central AC.
The roommates: F/33 works in mental health and bartends part time on alternating weekends originally from NorCal, M/32 works as a Barback and originally from Arizona, We have been friends for most of our lives and just recently became roomies after years of talking about it (literally the ultimate dream lol) so we hang out often and we’d like someone who will mesh with the vibe but totally not mandatory if you prefer to keep to yourself! We lean left in this house just a disclaimer. LGBTQ+ FRIENDLY.
We have two UHMAYZINGGG dogs - female Boston terrier/French bulldog mixes (7y/o) that we freaking love and adore. The apartment feels full with two dogs so please no other pets!
The vibe: friends and visitors totally welcome so long as you remain responsible for the people you bring over; anything breaks or goes missing we ask you replace it (this is totally common roommate etiquette, but I realize sometimes it needs to be said). We have friends over occasionally, but we don’t usually like to bring the party home. Common areas are to be kept clean at all times! A few dishes in the sink aren’t an issue and waiting until the next day to pick up your mini life messes is fine, but this is a very clean household. We sweep and vacuum and dust and wipe countertops etc. often so please be willing to do the same.
The breakdown: rent (for your bedroom) is $1050 a month, Wifi is $86 a month, WSG (water, garbage, sewage) is $80 a month which the complex charges a flat fee for. Gas/Electric is billed through SDGE and varies each month depending on usage (but usually doesn't surpass $75 a person during peak usage over summer). All bills are split evenly 3 ways so $55.33 EACH for Wifi/WSG.
Total for room/utilities (not including SDGE) is $1105.33
We are on a month to month basis so there will be no lease but you’ll be added to the roommate addendum through the complex manager but we would prefer someone who plans to stay long term since finding people is a PAIN IN THE ASS and we don’t want to do it again any time soon. You will need to fill out and application with the manager and there is a refundable $333 deposit required which can be refunded when moving out as long as nothing is broken or left in disarray.
Sidenote: Street parking ONLY so if you get home at like 8pm the street gets congested as a disclaimer. Street sweeping does happen bi-weekly in this neighborhood also so be mindful of that as well.
