Professional Creative Weirdo, Seeks: Living Space (Guerneville)

Hello!!
My name is Arin, a professional Chef, born and raised in Sonoma County.
My lease is about to renew at the end of this month, and I have yet to find a suitable replacement habitat.
Currently, I am renting an apartment in downtown Santa Rosa, with my partner. However, they have accepted a full-time, position in SF, with required residence... So we are moving separately. Though I loved this apartment, the rent will be outside my budget starting November 1.
About my personality and living habits:
I am very tidy, with clinical OCD and a love for organizing. My downtime is spent on art/ creating, personal growth, and quietude. Though I previously graduated from SRJC, I have registered to return for the Spring Semester. So, most of my time will be focused on studies, when I am not working. I eat a fairly strict diet, for my physical and mental health, and spend little time cooking at home - as I do plenty of that for work.
Most of my close friends have moved to other states, and rarely visit; same with family.
Other than hopeful visits from my partner, I live alone. <3
Biggest want/ hardest thing to find:
SPACE. I need space. I am no longer a teenager, so don't fit in the standard JC housing arrangement.
My art, creativity, and neurodivergence require space to create, wonder, and just to BE.
I can afford approximately $1,100/ mo - including utilities - though I might be able to push that number for the right location (closeness to school/ work). I am also very handy, and love fixing things! In the past, this has served to offset my rent; as a handyperson, a nanny, a cook, and even a maid. Though, none ever appeared on my resume...
I have Fantastic references (personal, professional, and former landlords/ housemates).
I DO NOT smoke, rarely drink, and have the "oooo! let's try that!" mostly out of my system.
I would be very open to:
A warehouse, with washing facilities.
An ADU/ granny unit, detached from residence.
A large barn (rodent-free, of course), that could be sufficiently modified to support sentient life.
That creepy attic, with vaulted ceilings, that could also... blah blah blah.. Ghost-Free!
Perhaps a large basement, sans wrought-iron cages or iron maidens?
SPACE, is the gist.
