REM Realty Group is seeking an experienced, dependable, and hands-on Lead Maintenance Technician to support the maintenance and operation of our residential and commercial property portfolio throughout North County San Diego.
This is a working lead position for someone who can independently troubleshoot and complete repairs while also helping coordinate maintenance priorities, vendors, property inspections, preventive maintenance, and other maintenance personnel. The ideal candidate takes initiative, communicates well, and understands the importance of maintaining our properties while minimizing disruption to tenants and residents.
Key Responsibilities
• Perform and oversee routine, preventive, and corrective maintenance across residential and commercial properties.
• Respond to and complete maintenance work orders accurately and in a timely manner.
• Troubleshoot and perform general repairs involving plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, doors, locks, windows, flooring, fixtures, and other building components.
• Perform plumbing repairs, including drain stoppages, faucets, fittings, toilets, and related components.
• Perform electrical repairs involving outlets, switches, fixtures, and appliances within the scope of the position.
• Troubleshoot HVAC issues and coordinate licensed contractors when professional service or replacement is required.
• Prepare vacant residential units and commercial spaces for new tenants, including repairs, painting, cleaning, and general turnover work.
• Conduct regular property inspections to identify maintenance concerns, safety issues, and repairs before they become larger problems.
• Maintain and follow preventive maintenance schedules for building systems, equipment, and property components.
• Coordinate and oversee vendors and contractors performing repairs, renovations, and specialty services.
• Verify that vendor work has been completed properly before closing out projects or work orders.
• Communicate professionally with tenants and residents regarding access, scheduling, repairs, and completion of maintenance work.
• Keep property management informed of significant repairs, emergencies, property conditions, supply needs, vendor issues, and recommended improvements.
• Respond promptly to maintenance emergencies, including plumbing leaks, flooding, electrical issues, HVAC failures, and other urgent building concerns.
• Assist with exterior repairs involving fencing, signage, concrete, masonry, roofing, grounds, and common areas as needed.
• Maintain an organized inventory of tools, equipment, materials, and maintenance supplies.
• Keep maintenance shops, storage areas, and workspaces clean and organized.
• Complete work orders, inspection reports, photographs, maintenance logs, and required documentation accurately and on time.
• Follow applicable safety requirements and immediately report conditions requiring professional evaluation or corrective action.
• Perform additional property maintenance duties as assigned.
Lead Responsibilities
• Help prioritize and coordinate daily maintenance needs across multiple properties.
• Provide technical guidance and direction to maintenance personnel when needed.
• Assist management with scheduling work orders, turnovers, preventive maintenance, and vendor projects.
• Monitor outstanding maintenance items and follow through until completion.
• Identify recurring maintenance problems and recommend long-term solutions rather than repeated temporary repairs.
• Help maintain consistent maintenance standards throughout the REM Realty Group portfolio.
Qualifications
• Previous experience in property maintenance, facilities maintenance, apartment maintenance, commercial building maintenance, or a similar field is required.
• Prior lead or supervisory experience preferred.
• Strong working knowledge of plumbing, electrical, HVAC, appliances, carpentry, painting, and general building maintenance.
• Strong troubleshooting and problem-solving abilities.
• Ability to work independently, take initiative, and manage multiple priorities.
• Strong organizational and follow-through skills.
• Professional communication and customer service skills.
• Ability to interact respectfully with tenants, residents, vendors, contractors, and management.
• Dependable, ethical, professional, and team-oriented.
• Valid driver's license and reliable transportation required.
• Proof of current automobile insurance required.
• Ability and willingness to travel between properties during the workday.
• Must possess basic personal hand tools appropriate for the position.
• Basic computer and smartphone skills for work orders, photographs, email, and maintenance tracking.
Physical Requirements
This is a hands-on position requiring regular physical activity, including:
• Walking and inspecting property grounds, residential units, commercial spaces, and common areas.
• Climbing stairs and ladders.
• Bending, kneeling, crouching, reaching, and working in confined areas when necessary.
• Lifting, carrying, pushing, and pulling approximately 20–50 pounds.
• Safely operating hand tools and maintenance equipment.
• Working indoors and outdoors in varying weather conditions.
Schedule & Emergency Availability
This is a full-time position with travel between REM Realty Group properties as needed.
The position may require occasional availability outside normal business hours for urgent maintenance situations, including evenings, weekends, and holidays.
