Popsicle Caterer Looking for Storage Space (Los Angeles) (Los Angeles)

Hello,
For the past 13 years, I've owned and operated a popsicle catering company in the Bay Area (www.blisspops.com). Basically, I get hired by individuals or companies to bring out our handmade popsicles in little pushcarts. We take them out on regular pickup trucks with a liftgate on the back.
At my location in Belmont, CA I produce pops and facilitate carts out at events all over The Bay. I am looking for storage space in Sacramento to do the same thing, but without the production part. I will supply pops from here, and it will just be used to service events.
I'm posting this to see if there is a business/restaurant owner who might be interested leasing me the space to cut their rent cost, as I don't need much.
And I would give my needs as follows below. If you think there is a good fit there and can even give a sense of cost that would be fantastic. Thanks!

-Small shelf for Packing Materials/Cart Cleaning Spray bottles with rags
-Parking spot for a truck. Easy street parking could suffice.
-We get last-second events all the time and can get random late-night events like wedding parties. As a result, I'd like to seek some sort of arrangement where we can just access our carts and pops for events as needed. If you're only willing to have open access during normal business hours, and we need permission or something outside of that, I'd discuss.
Again, we're not making food, not producing a bunch of waste, and not even using space in great chunks of time. We'll go in, load our carts, go out and do events, and then just come back to drop off the empty carts.
Let me know if you have any questions about my model and if you think you could help. It would be great to find a space in a more long-term way, and one that would allow for more growth, which would equate to more freezer space, carts, and trucks.
