I’m a USC student looking for someone to take over my Heritage lease from January 1 through July 29, 2027. The lease ends at noon on July 29.
The available spot is in a furnished double (shared bedroom) at 2833 University Ave, the back house of 2831, about a 5-minute walk to USC. The bathroom is shared with one other person.
Location is a big plus: a direct, social walk down University Ave to campus, close to the Row. In my experience, the area feels social without being constantly noisy. Near USC Village for Trader Joe’s, Target, coffee and food, with more dining along Figueroa. The house is in the USC Fryft zone.
No parking included; nearby street parking available.

Pricing: My lease lists $1,050/month base rent, plus $165.20 in current monthly fees. My account receives a conditional $100 monthly concession, bringing my current total to $1,115.20; without it, the total is $1,215.20. Heritage must confirm the replacement resident’s rate, fees, deposit, and whether the concession carries over.
This is a formal lease takeover through Heritage. You apply to Heritage, must qualify and receive approval, and sign directly with them.
Could suit someone starting at USC this spring, transferring, returning from abroad, or needing a place through July.
