The project involves redevelopment of a sloping residential property into a modern multifamily building with subterranean parking. Existing survey, prior plans, engineering information, and preliminary concepts are available.
Minimum 10 years of relevant architectural drafting experience is required.
The job is independent contractor part-time.
Candidate must have strong working knowledge of City of Los Angeles building and zoning codes and the LADBS plan-check and permitting process. We are specifically looking for someone who understands how to prepare drawings that comply with Los Angeles requirements—not simply someone proficient in CAD.
Experience should include:
* LADBS Building Code and Zoning Code requirements
* Los Angeles City Planning requirements
* LADBS plan check, corrections and permitting procedures
* Multifamily residential projects
* Zoning, setbacks, height, FAR and building-envelope analysis
* Hillside/sloping-site development
* Subterranean parking and garage layouts
* Accessibility and egress requirements
* Floor plans, elevations, sections and details
* Architectural construction and permit drawings
* AutoCAD or equivalent professional architectural software
Knowledge and experience with SB 79, Density Bonus, TOC and other Los Angeles housing/development incentives is strongly preferred.
This is a part-time position, with the possibility of ongoing work as the project progresses.
Compensation: $30 per hour.
