Looking for Roommate(s) in Vancouver Area (Vancouver)

Hello! I'm currently looking for 1-2 roommates to share a house or apartment with.
I do not currently have a space, but am willing to either move into an existing rental situation or find a new one together.
My budget is $750-$850 + utilities. I could flex this to $925 with the right people and circumstances!
I'm turning 36 (she/her) and have lived in Clark County for most of my life. I keep to myself most of the time and prefer to spend my time either playing video games with my online friends or drawing. I love baking but haven't had the space to do so recently. I work full time and can provide great personal references. Since I work in Clark County, I'd prefer to live on the Washington side of the river to prevent income tax (and that commute!).
I have one cat (fixed female) and she has gotten along well (after a long adjustment period) with a well-behaved, smaller dog, but I am unsure how she would react with other cats. She's just really anxious with new people and environment changes, so her warm up period could potentially be a few months, regardless.
The right person/people would be LGBT+ friendly, appreciate a quieter home, and have some social awareness. I really value communication and safety, so it would be great if they were open to discussing schedules for things like laundry days, quiet times, etc.
