Erickson Property Services is seeking a dependable, hardworking Apartment Porter / Groundskeeper to maintain the cleanliness, appearance, and overall condition of a luxury residential community in Irvine.
This is a full-time, on-site position for someone who takes pride in their work, pays attention to detail, and can work independently while providing professional and courteous service around residents, property management, and other vendors.
The Porter / Groundskeeper will be responsible for maintaining common areas throughout the property, including building entrances, walkways, stairwells, elevators, pool and fitness areas, parking areas, refuse areas, and other shared spaces.
Primary Responsibilities
Sweep and clean exterior walkways, entrances, stairwells, and other common areas
Pick up litter and debris throughout the property and building perimeter
Spot-clean spills, walls, doors, railings, gates, windowsills, and other surfaces
Clean and maintain building lobby and entrance areas
Clean and polish elevators and elevator tracks/thresholds
Clean mailbox and resident common areas
Clean and maintain pool and outdoor amenity areas
Clean fitness and laundry areas
Empty common-area trash receptacles and replace liners
Maintain refuse/trash containment areas, including sweeping and cleaning
Patrol parking garage areas for trash and debris
Sweep parking areas as required
Wet mop and clean hard-surface floors and walkways
Wipe and clean railings, gates, doors, fixtures, signs, and other building surfaces
Monitor common areas throughout the day and address cleanliness issues as they arise
Identify burned-out lights, damage, safety concerns, leaks, or maintenance issues and promptly report them to management
Properly use and maintain company-provided cleaning chemicals, tools, and equipment
Follow established cleaning schedules, procedures, and safety requirements
Maintain a clean and professional appearance while on the property
Interact professionally and courteously with residents, property management, guests, and vendors
Perform other related porter, janitorial, and property-maintenance duties as assigned
Qualifications
Previous experience in apartment communities, HOA properties, hotels, janitorial services, commercial cleaning, groundskeeping, or property maintenance preferred
Strong attention to detail and pride in maintaining a clean property
Dependable and punctual with a strong attendance record
Ability to work independently and manage daily responsibilities without constant supervision
Ability to follow written and verbal instructions
Professional and courteous when interacting with residents and property staff
Ability to safely use common janitorial tools, cleaning chemicals, and equipment
Basic ability to identify and report property maintenance or safety issues
Ability to communicate effectively in English; bilingual English/Spanish skills are a plus
Must be legally authorized to work in the United States
Physical Requirements
This is an active position that requires working both indoors and outdoors throughout the workday.
Employees must be able to perform the essential functions of the position, with or without reasonable accommodation, including:
Standing and walking for extended periods
Frequently bending, reaching, stooping, kneeling, and using stairs
Pushing and pulling janitorial equipment
Safely lifting and carrying items weighing up to 30 pounds
Working in indoor and outdoor environments and varying weather conditions
Performing repetitive cleaning and groundskeeping activities
Safely operating standard janitorial and groundskeeping equipment
Compensation & Employment
Pay: $22.00–$24.00 per hour, depending on relevant experience and qualifications.
This position is classified as hourly, non-exempt. Overtime will be paid in accordance with applicable California law.
Employees are provided legally required meal and rest periods. California generally requires an uninterrupted 30-minute meal period for employees working more than five hours and paid 10-minute rest periods based on hours worked. Cal DIR

All required tools, cleaning equipment, cleaning chemicals, uniforms, and personal protective equipment necessary to perform assigned duties will be provided by the company.
