Looking for something to kick off middle of next Spring and be a seasonal Spring\Summer thing
I have an LLC out of Virginia. Fine with getting everything together to be legit foreign entity in NY.
17 plus years experience with carpentry, renovation, remodel and repair
I have all my own tools. If I don't have it, Ill go out and buy it or rent it.
I can have help come up if the schedule calls for it, although I do pretty good with production alone.
My ideal situation is projects a little out in the country\county.
I have a camper ... no sewer, no black water needed, don't really need to hook up the water
If its in the city, and the camper is a no fly, then the equation is a little different
I would ideally need a line coming from a 120 plug and access to a shower, I don't normally use the 30 amp
I have a generator and a national gym membership for showers if this is not a possibility at any point in the project
I can give a price break for the allowance of this arrangement.
I have a feeling that after we are aquainted, I can make you happy enough and trust the situation to where you will be fine with it.
Don't smoke cigarettes except a rare occasion, don't smoke or eat marijuana, drink sometimes
May have a guest over if we have talked about it already
I can come up as soon as I am away from my current engagement in order to do a small project for you to try me out....
I can come up and do some projects for you without the aspect of staying at the project house in order for you to get a better feel of who I am
I like to break things down fairly small in order to make sure there are payable invoices on a regular basis and also to give either one of us plenty of moments to back away in a professional manner
This also helps ensure that details are not missed and that tense, enormous punch list moments do not occur
I have an enormous amount of photos you can look at of work from the last couple years
I am currently building tiny homes on trailers
My experience with ability to produce quality results in a fairly timely and budget friendly manner
include but not limited to
junk outs
full demolition and controlled and selective demolition
basic and simple framing
some structural repairs
flooring repairs
crawl space work in most cases, not all......I am fairly fit and limber but I am not a little fella 5 11 250
electric and plumbing fixtures, simple remodel,renovation aspects
drywall hang and finish
doors and windows
insulation
most siding systems including cedar, cypress, hardie, vinyl, and others
exterior trim in wood
some experience with breaks and metal exterior trim wrap
interior trim carpentry of any kind
kitchen and bath including tile
hardwood refinishing, tile, lvp
exterior painting
pressure washing
interior painting experience with spraying with proper prep on both
decks, fences
appliance install
basic minor roof repair.... repair of rotten sheathing, shingle patches, application of coatings
basic minor masonry repair .....a few bricks on a porch step, pointing up mortar joints
mini split kit installs
basic lawn maintenance and landscaping
basic retaining walls are possible
lots of experience with gardening, planting
Things I will not do
Anything that puts anyone at risk of injury
Anything that has to do with hate, I ain't the one, I ain't your buddy, if you live with hate, we are not going to be compatible
I do not do abatement...... asbestos is someone elses game, more than a tiny little bit of lead paint, lets say sanding an old entry door slab, much more than that is gonna have to be someone elses game......if I am just painting over something, that is not what I am talking about, same with mold remediation although some more tolerance for that depending on the situation
I do not do anything that involves tying into an electrical panel
I do not do anything that involves tying into the main drain pipes
Not to sound like a priss, I do not do the waste pipe, some one elses game
Im not digging a sketchy hole without calling the city and having the free service come out and make sure we don't mess anything up
Im not doing any illegal dumping
Im not dodging inspectors
I will not tell not one single lie to cover anyone elses tail
I will not share space with or work for very long with folks that give me good reason to be concerned about my safety, that are hateful, that are on the job under the influence of anything that impairs them, including their prescriptions
Im not going to last long having to be around hot heads either
Most of this if not all of it is common sense really, but everyone has their own ideas of what they are ok with
I am not judging anyone, we could probably still make things happen together, you will need someone else for these moments
I am familiar with getting houses ready for tenants as well as being listed on the market
There is very little that I am not proficient with by my self without help
After a moment, I will begin to learn what you are looking for in detail, and the times that I have to bug you for clarificaiton will dwindle
