Financial Terms:
- Monthly Rent: $650 is due on the 1st of each month.
- Security Deposit: $650 is required before move-in.
- Deposit Forfeiture: If you renege on the agreed move-in after the written agreed move in date, then the security deposit will not be returned.
- Late Rent: Late payments will incur a fee and repeated late payments may result in termination.
- Accepted Payment Methods: Cash, money order, or electronic payment as arranged.
- Included in Rent: Electric, water, and trash.
House Rules:
- No smoking or drug use on property.
- No pets allowed.
- Quiet Hours - keep noise levels down during typical sleeping hours.
- No subletting or allowing another person to move into your room (doing so is grounds for eviction).
- Guest Policy: Only weekend sleepovers are permitted. Extended stays require prior approval.
- Shared-space cleaning responsibilities requires tenants to help keep common areas clean. This includes regular cleaning of:
- Shower and toilet.
- Lint trap on dryer.
- AC unit filter.
- Oven, microwave, refrigerator.
- Sinks/shower.
- Other typical shared-areas.
- If the landlord must clean up after you on a regular basis an additional cleaning fee will be added to the rent.
Additional Requirements and Policies:
- Maintenance and Repairs: Report maintenance issues promptly.
- Notice to Vacate: Provide 30 days' written notice to terminate month-to-month tenancy.
How to Apply:
- To apply: Call me so that we can talk and determine if we might be compatible roommates. We'll then set a time for you to view the room. If you like the room we'll go to the office and you'll provide an ID, employment verification, sign the trailer park rules, and pay a small fee to get a background check done. If that passes, usually within a day or two, we'll then confirm in writing a move-in date for you, for which then you'll provide a deposit and move in.
