APPLICATION INSTRUCTIONS:
Applications are only given during showings.
To schedule a showing, reply to this post, responding to ALL points below, individually. If residing with anyone else over 18, they would need to meet the same criteria, so provide a list for them, as well. Exact info not necessary, just that the criteria is met.
Also mention you saw the no smoking or dogs, and that you would be ready to become a tenant within two weeks of screening approval (screening takes 2-3 days, from date of complete application received). Applications are processed in order of complete application receipt.
CRITERIA
for each and every resident over 18:
1. Credit score minimum- at least 620. There are many places to check this online for free. As a score less than 620 (for any one of the adults applying that intend their income to count toward the minimum) would disqualify the application, please check this first.
2. Minimum income of at least $5.100 combined between all adult residents),
3. No history of evictions within the last 7 years,
4. No history of crimes against people, drug-related crimes, sex crimes, identity theft, fraud or forgery, or crimes that would negatively impact neighbors, landlord, or property.
Rental references will also be obtained, and past due accounts will also impact the screening decision.
EXAMPLE RESPONSE
covering all criteria-
"My husband and I both have credit scores over 620, and our two incomes together are over the minimum $5,100. Our adult son works, but has not established credit, so he would be a non-applicant tenant, three people total. None of us have any eviction or criminal history of any of the types mentioned. We do have one cat, we saw that it's a non-smoking unit, and we would be ready to sign the rental agreement starting within two weeks of screening approval We'd be available for showings most mornings, and you can text or call us at 503-xxx-xxxx."
