40 hours a MONTH in exchange for 1 bedroom on the river and access to 4 vacation rentals: 1 has pool, 1 has hot tub and swim or fish in the Maury River or Buffalo Creek. These are beautiful properties and this person would be like a part-time caretaker. Small 1 bedroom but right next to a metal building we need help organizing with plenty of place for your tools by a drive up door. To get a rental on the water with storage and electric, internet, water, trash $1500 or more and we only need help a couple hours here a couple hours there which can fit in a handyman or contractors schedule easily.
No hard drugs. Weed and alcohol are OK; cigarettes are OK ONLY if ALWAYS smoked outside and would prefer no or at least light smoking,. Everyone has some drama, but we're looking for a kind, chill person to work with. 🙂
Checking on places after guests leave, stripping sheets and starting laundry and doing the final walk-through before guests arrive when owners are not in town. I am in town 3 times a month now, and I want to get down to 2 times a month. So if you have family events, wedding to go to etc. I will just be sure I am here those times. I am 3 hours away and I have friends in Rockbrdige that can come save the day too, we have a plumber that helps us too so if you do not have every skill AI generated in the list below still might be a good fit.
Most maintenance and upkeep can be done anytime checking on places after guests leave and right before ideally do as early as possible which a lot of weeks is 2 or 3 pm Thur/Fri and noon on Sun and Mon. And if the cleaners are the first on a job sometimes ok but just want this person to like me keeping an eye and notice damage customers do and things that need to be fixed.
Perk you can split the left over food and beer 50/50 with us 🙂 Most of our reservations are thur or fri for 3 nights. It is flexible on all buy same day or next day turnovers that you can do walkthroughs early in the morning, late at night, etc
Assist the cleaning crew during last-minute or short turnaround situations
This is not something where you can cram in 40 hours in 4 days and disappear — the work is spread out in small bits: For example: cutting grass and weed whacking is best done right before guests arrive, then you can also do a walk-through to check for dead bugs, make sure the cleaners didn't miss something, spend some time organizing a cabinet.
Enjoy rental amenities including:
Pool table and dart boards
Swimming pool and hot tub
Fishing spots, tubing, and kayaking
Access to rivers and creeks at multiple properties
Rarely are all 4 booked. For the right person (no pets) who wants to live on the river and spend time maintaining and hopefully improving 4 beautiful places. Again, no hard drugs — that's a firm rule — but you can absolutely have a social life and have friends visit and stay, as long as it's cleared first. For example: "I have a second date coming over making her dinner on the flat top and gonna use the hot tub," Awesome enjoy! But NO HARD DRUGS. We will do a background check and I will work with you and have to communicate on issues when you are here by yourself.
You will need a vehicle to travel between properties, but all locations are within 15 minutes or less of each other. We do have a farm truck for lowes runs and trash.

7 out of 10 responses say "I am interested" and will not get a response. Ask any questions you have too, but PLEASE give us information and then we can have a phone call. We don't need a resume, but ideally both an intro letter and resume. We at least need an intro letter — we are not responding to "I'm interested." We tried to give a lot of info on the position and we want someone with good communication to INTRODUCE themselves and ask any questions they want, but someone who can communicate in writing. 📅 Hours Breakdown
Approximately 40 hours A MONTH, not a week — exchange for rent, electric, water, trash, internet and property and amenity access, for someone WITH AN ALTERNATE SOURCE OF INCOME. Since we want this to be year-round, we are structuring this as 482 hours a year:
May–Sept (busy season): 50 hours a month
April, Oct, Nov, Dec: 40 hours a month
Jan, Feb, March (slowest): 24 hours a month — so little to do, a great time for you to visit friends, family, or take a vacation. We can be a little flexible about hours between months — this is just an average to fit with our schedule as super slow in the winter. YOU MUST HAVE SOME OTHER SOURCE OF INCOME.
We are looking for year-long help who can also enjoy the homes and amenities, storage for tools, a beautiful property to live on, 50% of any leftover food or beer 🙂 AND feel free to do your laundry with our detergent and dryer sheets if your cool with walmart brand tp again perk. You shouldn't have to buy cleaning supplies you have access to and are responsible for stocked storage you are welcome to use. Responsibly of course and for one person not a family of 5 🙂
For the right person this is very low key even enjoyable work on beautiful properties. It is tough for us to get good people to just work a little here and little there which is what this is so we think an exchange will be more dependable and as said enjoyable for you as well to be a co-host / house maintainer / organizer.
All 4 vacation rentals are close together and all in Rockbridge County, VA — but MUST HAVE VEHICLE.
The first 5 I listed for AI and asked it ti add to it based a vacation rental care-keeper. It made a huge list. Obviously we might not get someone who can do everything but if you can go through the list and say what you can do and what you feel very comfortable doing and what you would be willing to learn even.
