Sweetwater on 16th is seeking a dependable, skilled, and detail-oriented Make-Ready Maintenance Technician to join our maintenance team. This position is dedicated primarily to apartment turnovers, ensuring vacant units are properly repaired, cleaned up, and prepared for incoming residents.
The ideal candidate takes pride in their work, works efficiently, and understands the importance of completing apartment turns on schedule while maintaining high-quality standards.
Job Responsibilities
Complete apartment make-ready turns to prepare units for new residents.
Perform general repairs and maintenance within vacant apartments.
Patch, repair, and paint walls, ceilings, doors, and trim as needed.
Replace light fixtures, switches, outlets, and other basic electrical components as qualified.
Complete minor plumbing repairs, including faucets, toilets, drains, and fixtures.
Repair or replace cabinet hardware, door hardware, blinds, and other apartment components.
Perform drywall repairs and touch-up painting.
Replace or repair appliances as needed.
Inspect units to identify outstanding maintenance issues before completion.
Ensure all assigned units meet community standards and are rent-ready by scheduled deadlines.
Maintain a clean, organized, and safe work area.
Communicate progress, material needs, and outstanding repairs.
Qualifications
Knowledge of basic plumbing, electrical, carpentry, and painting.
Ability to use common maintenance tools and equipment safely.
Strong attention to detail and quality workmanship.
Ability to work independently and manage multiple unit turns.
Reliable transportation and dependable attendance.
Ability to lift, bend, climb, and perform physical maintenance duties.
