The Maintenance Contractor will provide routine maintenance services for the Cooperative, including:
• Mowing Cooperative common areas
• Trimming trees, shrubs, and bushes as appropriate
• Maintaining Cooperative-owned maintenance equipment
• Routine maintenance of Cooperative-owned buildings
• Shoveling and plowing common areas as needed
• Pushing back snowbanks and relocating accumulated snow as needed
• Cleaning Cooperative bathrooms and offices
• Blowing off and cleaning walkways, common areas, and other maintained areas
• Keeping roadsides and common areas free of trash and debris
• Routine cleanup and maintenance of wetland areas, limited to work permitted under applicable environmental requirements
• Spreading loam and reseeding lawns, including areas disturbed or damaged by outside contractors
• Seasonal grounds cleanup and preparation
• Minor painting and carpentry projects
• Routine repairs to signs, common-area fixtures, and other Cooperative property
• Preventive maintenance to address smaller issues before they become larger and more costly repairs
• Completing prioritized and deferred maintenance projects during periods of lower immediate maintenance demand
• Reporting maintenance, property, or safety concerns requiring additional attention
• Identifying work that should be referred to a licensed or specialized outside contractor
• Other routine maintenance projects mutually agreed upon by the Cooperative and contractor
Specialized, licensed, certified, or regulated work will continue to be performed by appropriately qualified outside contractors.
Purpose: To provide consistent routine maintenance, improve preventive maintenance, reduce reliance on unpaid Board and volunteer labor, and reduce unnecessary use of higher-cost outside contractors. Deadline for applications is 10/6/26
