It's a studio cottage near Lake Gracie, with a private yard, on the 1/2 acre grounds of a beautiful vacation rental. All of the utilities, including good wifi, electric, water, garbage, are included. It has a mini split AC for cooling and heating. I own it and I am the landlord. The grounds are maintained, you have off street parking and your own fenced yard, and there is a pool on the property but you only get to use it when the house is not rented, which is sometimes. You may also be able to do laundry in the main house from time to time, when it is vacant.

Do not apply if you are not used to real Florida. There are lizards, a beautiful neighborhood black snake, etc., on the grounds. We have a pest control service but the studio is 100 years old. Sometimes a lizard gets in. The half acre property is across the street from an elementary school. It's a studio, it's not a lot of square feet, so if you have a lot of furniture or belongings, it will not work for you.

I am looking for not just a tenant, but a partner who can be a trusted contact. I have many trusted service people but it is nice to have someone on site for those rare issues, because I live in Oregon most of the year. My son lives locally and is a law-enforcement officer. But of course he's busy.

Everybody wants a private landlord. You found one, but I will need a background check, great references, etc., and we will have a lease contract. Please don't apply if you have a recent criminal record. No hard drugs, no drama. Re the main house, you can look up Old Florida Charm in Eustis (big yellow house) on the main vacation rental sites and see the whole property. People who book vacation rentals generally want to be left alone. I want someone who will be polite to the main house guests if they run into them, but I don't want you to be my agent or representative or initiate contact. I want someone who will stay a while and be responsive. It will require a six month lease to start. It will require one month in advance and one month security. ($2,000) I may or may not charge a pet deposit depending on your pet. I will be that flexible because I know I may get many requests, and I apologize in advance if I do not get back to everyone who asks. I want to find the perfect tenant and it's going to be sad because many of you are. We can easily arrange showings with my son or my neighbor.

There will be a $25 application fee but not before you see it. You can see it first.

If you want to apply or see it, send me a strong reason to consider you please. There is nothing else like this out there.
