$600 / 2br - Room available in quiet neighborhood (Davis)

Details: The 95 sqft room with a shared bathroom would be $600/month and around $100/month for all utilities. Deposit is one months rent. Lease goes for one year and the move in is September 1st but open to a mid-September move in. This house is in a quiet and cute central/east Davis neighborhood walking distance from Grocery Outlet/Nugget and a park. It is next to a bus line and about a 10 minute bike ride to the outskirts of the UC Davis campus.
The house: The house is surprisingly new and updated for Davis with central heating/AC, a washer dryer, a spacious garage, a large backyard, covered patio, and a lemon tree that fruits practically all year. The kitchen has all new appliances including a dishwasher and ample pantry space. We have been living here for ~ a year so common spaces are furnished though happy to have more especially outside on the patio.
Other things: There is a $25/month pet fee and breed restrictions for dogs unfortunately. While we are open to living with them, we ask that any animals be quiet and very well cared for by a responsible owner.
About the roommates: I work at UC Davis, am fairly quiet around the house but friendly. I am happy to help move furniture around, share a meal, or have a chat whenever. I enjoy nature, plants, and all the wonders that Davis has to offer. Jess (she/her) works in Davis and she is often out of the house pet sitting. This room has a shared bathroom with Jess who has always kept the bathroom immaculately clean. Currently there are no pets living here, though I have plans to get a cat.
