Your Management Assistant - Property Management Services - On Call
Need an assistant to help you manage or help make decisons at your home?
Own rental property but don't have the time, or don't live close enough, to manage it yourself?
Owning real estate should build your wealth, not take over your evenings and weekends. Whether you live across town, across the state or across the country, PMSonCALL is your local, on-call property management assistant. We handle the day-to-day work of owning rental property, so your asset is cared for, your tenants are looked after and you always know what's happening. You stay in control of every decision, and we do the legwork. Use us for one task or for everything a full-time property manager would do.
What We Can Do for You:
• Be your point of contact in emergency or while on trip or vacation
• Market your vacancy with photos and listings, and show the property to prospective tenants
• Screen applicants, including applications, references and background checks
• Prepare move-in and move-out reports with dated photos
• Deal with code enforcment
• Coordinate rent collection and follow up on late payments
• Take tenant calls and requests so you don't have to
• Arrange repairs and routine maintenance with trusted local vendors
• Respond to urgent problems such as leaks, lockouts and break-ins
• Get repair estimates, then oversee the work until it's done right
• Manage turnovers between tenants: cleaning, painting, repairs and getting the unit rent-ready
• Inspect occupied, vacant and seasonal properties, with photos sent to you by email or text
• Check on vacant homes for security, damage, trespassing and code issues
• Coordinate landscaping, pool service, pest control and trash service
• Keep organized records of expenses, receipts and work done
• Send regular owner updates so you always know where things stand
• Work with your attorney, accountant or insurance agent when you need us to
• Help prepare short-term and vacation rentals between guest stays
