My name is Ian Sheehy. I have an studio apartment that I am posting for rent. It's just one big room with a kitchen and a bathroom with it's own water heater. AC Window unit cranks. Renter pays or energy and gas and sets up their own seperate account with Duke. Duke is the provider unfortunately. Tenant does not have water bill. Landlord pays water.

Washer and Dryer hook up, but I do not have one currently installed... That is coming soon though. Rent will be $100 off a month until installation. $900 a month without washer and dryer. $1,000 a month post installation.
Very well insulated, so baseboards heat just fine.

You have your own front door and back door and your mailbox is in the back.
Pet Friendly. No pet Deposit required, but it's $50 extra a month per pet. You have your own little backyard which I am willing to fence in.
I live right next door, so you'll always have access to me 24/7.
No application fees. No background checks. Just need proof of employment. Will accept no proof of employment if 6 months rent upfront is possible. I know how it is being a conctractor.
Available for rent today. Electrical Inspection for 200amp panel is still in the works, but that will not effect moving in.
Great little spot if you want privacy. The toilet also has a bidet and the stand in shower has a new head. Freshly painted and bathroom floor is new epoxy.
Also, I have a decent amount of storage space in my basement if necessary.
All in all. $900 a month with no Washer/Dryer. $1,000 a month with Washer/ Dryer. Providing your own is acceptable. $50 a month per pet with no deposit.
$900 required for deposit then first Month's rent of $900 finalizes the lease, so $1800 total upfront to get a lease and move in.
Very Safe Neighborhood. 8 houses down from the best coffee shop in Cincinnati. Off exit 6 to Mitchell Avenue. It is very close to UC and Cincy State, and it is one exit away from the Norwood Lateral. 10 minutes to Kentucky. 10 minutes from Downtown. 21 minutes exactly from my house to East side Loveland with no traffic. Very conveniently located for anyone working in town or studying at University.
