Cobblestone Exteriors (www.cobblestoneexteriors.com) is actively searching for an experienced production operations manager, to join our Chicago-based team. With over 35 years' experience in the Exterior Remodeling business, we help transform our customers' homes with Siding, Windows, Decks, Fencing, Roofs, Gutters, Soffit, Fascia.
JOB RESPONSIBILITIES INCLUDE;
Project Leadership
Manage multiple residential exterior remodeling projects, from contract handoff through project completion
Develop & maintain production schedules, proactively resolving delays and removing all bottlenecks
Coordinate permitting, pre-construction planning, material delivery, installation schedules, inspections and final walkthrough
Ensure projects remain on schedule, on budget while exceeding customers' expectations
Materials & Logistics
Order construction materials and coordinate deliveries with homeowner and installation crews
Review material take-offs and manage project change orders
Maintain accurate scheduling & ensures crews have what they need to keep projects moving on schedule
Financial/Budget Management
Montor and report on project budgets and profitability
Review & approve subcontractor invoices before submission to accounting
Manage change orders and project costs to maintain profit margins
Work closely with owners to ensure financial goals are consistently achieved
Contractor Management
Schedule and manage our network of subcontractors
Recruit, vet and develop ongoing relationships with high-quality installation crews
Monitor workmanship and maintain strict quality standards
Ensure compliance with insurance & documentation requirements of our subcontractor network
Customer Relationships
Serve as primary point of contact for production-related customer questions
Resolve issues quickly & professionally
Oversee project completion, final punch lists, customer walkthroughs and project close-outs
Help ensure staged payments and required documentation are completed accurately
Continuous Improvement
Identify opportunities to improve workflows, scheduling, communication and operational efficiency
Collaborate with team to strengthen systems that support company growth goals
Preferred Qualifications Include:
5+ years of residential construction or remodeling management experience
Strong understanding of project budgets, change orders & production scheduling
Experience reading contracts, scopes of work, and construction documentation
Experience with permitting and inspection processes, in Chicago & suburbs
Proficiency with Microsoft Office
Experience with JobTread, Buildertrend, CoConstruct or similar construction management software
Valid driver's license, reliable vehicle & ability to travel to job sites throughout the Chicagoland area
