Your space: a private bedroom with its own full bathroom inside the main bungalow. At night it functions like its own tiny house — real separation and privacy. During the day you'll share the living room, kitchen, and a sunny 12x20 patio with me, who lives in a separate Airstream trailer on the property. The bungalow shares a wall with a neighbor (female, mid-30s, professional) who is fantastic, a friend, and who travels a lot for work (like... a LOT), so it's an extremely chill shared wall situation.

Bedroom can come furnished (bed frame, desk, dresser — all sized to fit the room well) or bring your own. The art & guitars hanging in the bedroom are there because it was a guest room/office for quite a while, but those can be placed in storage along with the furniture.
No TV in the living room — and I'd like to keep it that way, so this suits someone who'd rather read, cook, or actually talk to people. The living room is small, so it's oriented towards engagement rather than focused on a screen.
No smoking of any kind — cigarettes, vape, or marijuana. No exceptions.
No pets.
About me: 45 year old male. Active. Love to surf. Social but not a partier. I'm on one of the Encinitas city commissions, so I am invested in this community. I've lived here 8 years and have had two different roommates over that time, both of whom are still very good friends.
