Looking for a contractor to bid on a small bathroom gut and rebuild in a cabin in Canyon, 94516 (near Moraga). Mold was found behind the baseboards, so the plan is to remove fixtures, sheetrock, insulation and flooring down to the studs and subfloor, treat the framing, and rebuild with standard, cost-efficient fixtures and finishes. Cabin is unoccupied and ready to start soon.
Scope of work, below:
Demolition:
-Remove and dispose of the toilet, vanity, and shower unit.
-Remove all wall sheetrock and insulation.
-Remove all flooring. How deep the floor removal goes will be decided after the dem (is
subfloor still good).
-Leave the redwood ceiling in place if possible.
-We expect all exposed studs and framing to be thoroughly scrubbed and sanitized using
a professional-grade fungicide or a Clorox-based bleach solution capable of killing mold
spores at the root. The wood must be completely clean and dry before new walls are closed
up. Use ½-inch Purple Sheetrock (mold-resistant). If unavailable, use ½-inch Green
Sheetrock (water-resistant) as an alternative.
Rebuild:
-New insulation and sheetrock.
-Check the wiring while the walls are open and fix what needs it.
-New flooring.
-New shower unit, vanity, and toilet (standard, budget-friendly models).
-Paint and baseboards.
-Upgraded ventilation (exhaust fan).
Assumptions:
-This work will not need building permits or inspections.
-The contractor supplies all labor, materials, tools, and debris disposal.
