RENTAL REQUIREMENTS & MOVE-IN COSTS Application: Every occupant 18 or older must apply separately online through TurboTenant. The screening fee is $45 per applicant, paid at submission and non-refundable. Holding the home: Once approved, you have 24 hours to pay a $500 holding deposit and sign our holding deposit agreement, which takes the home off the market. It is fully refunded if you cancel in writing within 24 hours of payment, or if we cannot deliver the home. After that, or if the lease is not signed within 48 hours of approval, it is forfeited. At lease signing, it is credited toward your security deposit. Move-in funds, due before keys are released: security deposit equal to one month’s rent (less the holding deposit), prorated first month’s rent, a $250 non-refundable lease processing fee, and any pet fees. Cats and dogs welcome, maximum 2 per home. Breed restrictions: Pit Bull breeds, Rottweiler, Doberman Pinscher, Chow Chow, Akita, Presa Canario, Cane Corso, Dogo Argentino, wolf hybrids, and mixes of these breeds are not permitted. Breed is determined by veterinary records. One-time non-refundable pet fee: $500 for the first pet, $250 for the second. Monthly pet rent, per pet: $25 up to 40 lbs, $50 over 40 lbs (weight rechecked at renewal). Unapproved animals found in the home: $250 fee, plus pet fees and pet rent from the date the animal arrived.
