MODBLT Homes is a premium custom modular general contractor in Southern CA. We deliver high-performance, architecturally distinctive homes — including fire rebuilds in the Los Angeles basin — using an off-site modular construction model that dramatically compresses schedule without sacrificing quality. Our current pipeline includes Pacific Palisades and Altadena fire rebuild projects, luxury custom homes, and ADU/JADU programs throughout Southern California. THE ROLE
We are looking for a sharp, detail-oriented Estimator to own our preconstruction numbers from schematic design through award. This person will be the operational backbone of our bid management system — turning architect drawings and owner programs into accurate, defensible hard-cost budgets, and managing the subcontractor solicitation process that feeds our go/no-go and contract decisions.
You will work closely with our Project Managers, the Principal, and subcontractor partners across all trades. Experience with Procore Estimating is required — we are building our estimating workflow around this platform and need someone who can hit the ground running and help us mature the system.
KEY RESPONSIBILITIES
Estimating & Bid Development
• Prepare detailed hard-cost estimates for custom modular SFR, JADU, and ADU projects ranging from $1.5M to $4M+ total construction value
• Develop and maintain division-by-division cost databases within Procore Estimating; calibrate unit costs to Southern California market conditions
• Produce three-tab budget models (manufacturing scope, site/civil scope, finish scope)
• Perform quantity take-offs from architectural drawings (PDF and CAD) across all CSI divisions utilizing AI enhanced Procore Estimating software
• Apply value engineering alternatives and flag budget exposures at design development milestones
Subcontractor Management
• Manage the full subcontractor bid solicitation cycle: scope package assembly, RFP issuance, addendum tracking, bid leveling, and award recommendation
• Build and maintain a tiered subcontractor database (Tier 1 preferred, Tier 2 qualified, Tier 3 prospective) across foundation/grading, framing, MEP, roofing, and finishes
• Conduct bid-leveling comparison sheets; identify scope gaps and exclusions; prepare bid award memos for principal review
• Coordinate with insurance and legal team to confirm subcontractor COI compliance (CGL, WC, auto) prior to award
Preconstruction Coordination
• Maintain master bid calendar and preconstruction schedule for all active and pipeline projects
• Participate in owner and architect preconstruction meetings; prepare and present cost summaries in plain-language format
• Issue scope clarification RFIs during design and track responses through Procore
• Support Project Managers during construction with budget-to-actual cost tracking and change order cost validation
• Maintain lessons-learned cost library to continuously improve estimate accuracy project-over-project
REQUIRED QUALIFICATIONS
• 3+ years of estimating experience in residential or light commercial construction; custom home or ADU/JADU experience strongly preferred
• Proficiency in Procore Estimating — you should be comfortable building assemblies, managing bid packages, and running comparisons within the platform
• Demonstrated ability to produce detailed, CSI-formatted hard-cost budgets from schematic and design-development drawings
• Strong quantity take-off skills across structural, architectural, and MEP scopes
• Working knowledge of Southern California construction costs, subcontractor market, and permit/inspection timelines
• Excellent written communication skills for scope narratives, bid instructions, and owner presentations
• High proficiency in Excel; comfort with multi-tab linked budget workbooks
