WTB Forever Home (Hayden)

I am not a broker or house flipper. I'd like to find our forever home. I owned my previous home for 34 years.
Minimums: 3 bedrooms, 3 bathrooms (1 can be a powder room), and an attached 2 car garage.
No further than 20 minute drive to Rathdrum.
It must have a large shop, or enough land to build a large shop.
Nice to haves:
Bonus room above garage
3+ car garage
Basement
Deal breakers:
Noise from trains is disruptive.
Access to property is not paved.
I'd love to make a deal without (you) having to pay realtors fees. I am capable of doing repairs, but I'd rather not have to. For the right property, I'd be willing to invest the time and $$$ needed to get it move in ready.
I'm also looking for secure indoor storage for an RV. Monthly preferred, but will consider a lease.
