BUILDING SUPERINTENDENT
65-unit residential apartment building | White Plains, NY | Full-time, live-out
ABOUT THE ROLE
We are looking for a hands-on, reliable superintendent to take care of a 65-unit apartment building in White Plains. You must live within easy commuting distance (on call for emergencies) and be the person tenants count on: keeping the property spotless, fixing what breaks, handling emergencies, and treating every resident with courtesy and respect. You report directly to building management.
RESPONSIBILITIES
Cleaning & appearance
- Clean the lobby, hallways, stairwells, laundry room, elevator (if any) and entrances every day; mop, sweep, dust, wipe glass and fixtures.
- Keep the sidewalks, entrances, courtyard and landscaping neat; sweep, pick up litter, mow and trim in season.
- Snow and ice removal: shovel and salt sidewalks, steps, entrances and parking areas promptly after every storm.
- Change light bulbs and keep all common-area lighting working.
Garbage & recycling
- Manage the garbage and compactor rooms; keep them clean and odor-free.
- Sort recycling and bring out garbage and recycling on the City of White Plains / carting company schedule; bring bins back in the same day.
Heat, hot water & building systems
- Monitor the boiler, heat and hot water every day. During heating season (Sept 15 – May 31) keep apartments at no less than 68°F, as Westchester County requires.
- Do routine boiler checks and keep a boiler log; call the boiler company right away for anything beyond routine care.
- Watch the roof, drains, sump pumps, water tank and meters; report problems before they become emergencies.
Repairs & apartments
- Handle tenant repair requests: respond to routine requests within 24–48 hours and to emergencies (leaks, no heat or hot water, lockouts, floods) right away.
- Do minor plumbing, electrical, carpentry, painting, plastering and appliance repairs.
- Prepare vacant apartments for new tenants (paint, patch, clean, repair) quickly and to a high standard.
- Show vacant apartments to prospective tenants when asked.
Safety, vendors & reporting
- Be on call 24/7 for building emergencies, with coverage arranged for days off.
- Check smoke and CO detectors, fire extinguishers, exit signs, emergency lights and fire doors; keep halls and exits clear.
- Let in and supervise vendors and contractors: exterminator, boiler, elevator, plumber, electrician; be present for city and insurance inspections.
- Keep a simple daily log of repairs, complaints and issues, and report to management regularly.
Working with tenants
- Be friendly, patient and professional with every tenant.
- Keep tenants informed about repairs, water shut-offs and building work.
- Respect tenants' privacy; always give notice before entering an apartment, except in an emergency.
REQUIREMENTS
- 3+ years of experience as a superintendent, handyman or maintenance worker in an apartment building.
- Working knowledge of boilers and heating systems, plumbing, electrical and general repairs.
- A plus: boiler or heating certificate, FDNY Fire Guard / fire-safety certificate, EPA Lead-Safe (RRP) certification, 32BJ training.
- Speaks and reads English well enough to deal with tenants, vendors and management.
- Honest, reliable, organized, and takes pride in a clean building.
- Owns basic hand and power tools; able to lift heavy items and climb ladders.
- References required; must pass a background check.
COMPENSATION
- Salary: starting at $950 per week
- Live-out position (no apartment provided); must be able to reach the building quickly for emergencies
