Local furniture restorer seeking a private garage, workshop, barn, small commercial bay, or portion of an existing workshop to rent.
Preferred area: Clinton, Killingworth, Madison, Westbrook, Old Saybrook, Guilford, Branford, or a nearby shoreline town.
Approximate size needed: 100–600 square feet, although I will consider other sizes.
Budget: Depends on the size, utilities, condition, and access.
Usage:
The space would be used for low-volume furniture storage and restoration, including hand and power sanding with dust collection, minor repairs, painting or staining, brush-applied polyurethane or similar finishes, and allowing furniture to dry between work sessions.
This willnot be used as living space. There would be no automotive work, retail storefront, regular customer traffic, or work outside agreed-upon hours. I would keep the space clean and orderly and comply with the owner’s rules regarding ventilation, finish storage, fire safety, noise, access, and insurance. I would not spray finishes nor use products that the owner has not approved.
Required:
* Reliable electricity
* Express permission for furniture-restoration work
* Safe ventilation
* Secure, dry space where furniture can remain between sessions
* Ground-level access
* A written rental agreement
Preferred but not essential:
* Running water or utility sink
* Heat or permission for an approved heating arrangement
* Bathroom access
* Flexible or longer-term rental
* Parking close to the entrance
I am open to an unused residential garage, barn, outbuilding, shared workshop, warehouse bay, or small commercial unit.
