What You'll Do
You'll speak directly with property owners, heirs, and family members to understand what is preventing a property from moving forward and whether we can help solve it.
Your conversations may involve:
• Inherited properties and deceased owners
• Multiple or difficult-to-locate heirs
• Probate that was never started or completed
• Family disagreements
• Delinquent property taxes
• Liens, judgments, and code enforcement issues
• Occupied inherited properties
• Sellers who simply don't know what to do next
Your job isn't to pressure someone into selling.
Your job is to understand the situation, uncover the real problem, identify the decision-makers, and move qualified opportunities toward a solution.
You'll maintain consistent follow-up with families and heirs—sometimes over an extended period—until the opportunity is resolved or no longer viable.
Our research and transaction teams support you with deeper title research, documentation, probate coordination, and the transaction process.
What Success Looks Like
A successful Acquisition Specialist can leave a conversation understanding:
• Why hasn't the property already been sold?
• Who are the known heirs and decision-makers?
• Is everyone interested in selling?
• Is there disagreement within the family?
• Has probate been opened?
• Was there a will?
• Who was living in the property when the owner died?
• Are there known liens, judgments, delinquent taxes, or code issues?
• Who currently occupies the property?
• What does the family ultimately want to happen?
• What is preventing them from moving forward?
• What information is still missing?
• What should happen next?
You are not expected to provide legal advice or personally solve every title issue. Your responsibility is to ask great questions, document what you learn, recognize what you don't know, escalate when appropriate, and keep the opportunity moving.

You'll research the situation and demonstrate how you would approach the family.
You'll submit:
• Research findings, if additional research was necessary
• Call or role-play recordings
• Call notes
• A brief summary of what you learned
• Your recommended next step for each opportunity

The objective is NOT to make an offer or close a deal.
We want to see how well you can uncover the story behind the property.
Can you determine:
• Why hasn't the family sold the property?
• Who are the heirs and decision-makers?
• Is everyone on board with selling?
• Does anyone want to keep the property?
• Are there known liens, judgments, taxes, or other issues?
• Does the family understand who may have an ownership interest?
• What information is still missing?
• What needs to be verified rather than assumed?
• What should happen next?
