B. Position: Maintenance (Part-Time)
C. Hours and Pay:
• Schedule: Part-time
◦ Monday through Friday, 10:00 a.m. to 2:00 p.m. (20 hours per week), or
• On call: $150 on-call pay. Any call-back is paid a minimum of 2 hours.
• Wage: $17.50 per hour to start.
D. Position Inter-Relationships: Responsible directly to the Owner/Agent (Management Agent). Must be willing to perform routine daily duties, as well as extra tasks as needed. Works cooperatively with tenants and their guests, prospective applicants, vendors, contractors and management staff to assure the "quiet enjoyment" of all tenants as required by the lease and House Rules.
E. Position Qualifications:
• High school diploma or equivalent education preferred.
• Prior general maintenance experience (painting, drywall repair, light electrical and plumbing).
• Able to handle cash and checks accurately, write receipts and complete simple paperwork.
• Strong people skills, with patience and respect when working with elderly tenants.
• A positive, cheerful attitude with a willingness to help and assist to the best of your ability.
• Ability to comply with instructions, both written and oral.
• Ability to work independently, with knowledge of self-limitations (knows when a repair calls for a licensed contractor).
• Must keep tenant and applicant information confidential.
• Valid driver's license and reliable transportation preferred.
F. Position Summary: Performs light maintenance and housekeeping duties to maintain a safe, clean and attractive environment for tenants, guests and employees. Also does some office work: collecting monthly rents and deposits, delivering tenant notices, giving tours, handing out application packets and limited paperwork as directed by the Owner/Agent.
G. Essential Job Functions — Maintenance
1. Complete work orders within 24 hours of receipt, or as directed by the Owner/Agent. Leave a note or QA card after each visit to a tenant's apartment.
2. Perform light maintenance and repairs, including:
a. Patching and painting walls, ceilings, doors and trim.
b. Light electrical: replacing light bulbs, fixtures, outlets, switches and cover plates.
c. Light plumbing: clearing clogged drains and toilets, replacing faucets, washers, flappers and supply lines.
d. Replacing door handles, latches, cabinet hardware, window blinds and screens.
e. Changing furnace and HVAC filters on schedule.
3. Prepare vacant apartments for new tenants per protocol (unit turns): patch and paint, clean, check appliances, plumbing and electrical, replace bulbs and filters, and test smoke and CO detectors.
4. Test smoke detectors on a rotating basis, and at every move-out and move-in.
5. Clean and maintain common areas, including the entry, hallways, lounge, laundry room, community room, stairwells and public restrooms: vacuuming, sweeping, mopping, dusting, wiping hand railings and cleaning glass.
6. Remove trash from common areas and trash rooms, and keep the trash and recycling areas clean.
7. Do a daily walk-through of the building and grounds. Pick up litter, and note and report any safety hazards or abnormal conditions to the Owner/Agent.
8. Light grounds work as needed: sweep entries and sidewalks, water and weed flower beds, and assist with snow removal and salting of walkways and entries.
9. Report any repair beyond light maintenance (major electrical, plumbing, HVAC, roof or structural) to the Owner/Agent so a licensed contractor can be scheduled. Let contractors in and escort them as needed.
10. Keep the maintenance area and supplies clean, safe and orderly. Notify the Owner/Agent when supplies run low. Purchases over $____ require prior approval.
11. Follow safe work practices, and keep Safety Data Sheets (SDS) available for cleaning chemicals and paints used on site.
12. Answer tenant emergency calls during scheduled hours, and respond to after-hours call-backs while on call.
H. Essential Job Functions — Office Work
1. Collect monthly rents and security deposits. Write a receipt for each payment and turn payments over to the Owner/Agent as directed.
2. Deliver and post notices to tenants as directed by the Owner/Agent.
3. Complete limited paperwork as directed, such as rent logs, work order records and move-in/move-out checklists.
4. Give tours of the facility to prospective applicants and show a vacant apartment in a professional, well-mannered, mature way.
5. Answer general questions about Lions Manor and hand out application packets. Forward any completed applications to the Owner/Agent.
6. Treat every applicant and tenant equally and courteously, following Fair Housing laws.
7. Keep all tenant and applicant information confidential.
8. Pass tenant requests and concerns on to the Owner/Agent.
9. Other duties as requested or assigned by the Owner/Agent and/or their designee.
I. Performance Functions
Utilizes available material resources so building standards are maintained. Attends staff meetings and training, keeping abreast of any changes throughout the facility. Presents a professional, friendly image of Lions Manor to tenants, applicants and the public.
J. Physical Demands
1. Requires frequent standing and/or walking.
2. Requires the ability to lift 45–50 pounds.
3. Requires the ability to carry up to 25 pounds (may require some lifting up to 40 pounds).
4. Requires the ability to exert up to 30–40 pounds of push/pull force.
5. Requires frequent stooping/bending and kneeling on hard surfaces.
6. Requires occasional twisting and/or squatting.
7. Requires manual dexterity in working with small tools and equipment.
8. Requires the ability to climb stairs, ladders or step stools.
9. Requires frequent to continuous reaching at below shoulder level, with occasional reaching at or above shoulder level and working overhead.
10. May require working outdoors in heat or cold.
K. Clerical Demands
Must be able to keep accurate records of rents and deposits collected, work orders, unit turns and supply purchases, and submit them to the Owner/Agent.
