I grew up in Tahoe lived in Various locations from Tahoe city to Truckee to Crystal Bay in my 40+ years of being there.
Work changes took me over the hill, but my heart has always been in Tahoe💙!
So…here’s the story.
My husband and I were able to get our dream location in NLT between incline and Tahoe city.
A property that has a basic house( 13-1400sqft) and a little apartment ( keeping the long term tenants are in the apartment) the whole property needs quite a bit of work to get it done the way we want.
But the apartment is fine for now so our focus has been on the main house. There were renters in the house for the last 12+ years and there was a lot of rental damage and catastrophic cat damage.
(We are DIY’er and this is our third project.) We have pulled out all the carpet, flooring and tile and still have to replace a few pieces of subfloor to get the cat smell out. We have gutted the bathroom upstairs removed the old shower and tub. We had vision of staying there on the weekends downstairs while working on the second floor and getting it all re-done. Our plan was to get the top half of the house ready for a winter ski lease. One bedroom one bath with jetted soaking tub living room with open kitchen and bar area as a visual room divider. But …. Unfortunately, That’s not going to be able to get finished by us this fall before the snow starts falling. Our plans have been put on hold because my 86 year old stepmother just had her life turned upside down and her leg amputated unexpectedly. And we fine ourselves shoved into a new world of extensive time consuming elderly care. Can’t ignore family , as difficult as this is going to be. So,
There goes our “weekend warriors” remodeling plans.
This is where I need to get creative, because we have a mortgage!!!

Ideally we are looking for ESTABLISHED Tahoe couple that already have jobs and have construction/remodeling/ handyman skills themselves and would like to become “weekend warriors” themselves and work on the remodeling project while living on the bottom floor with reduced rent. There is a basic bathroom, a living room and kitchen and a small bedroom that’s more of an office or large storage closet.
The house is currently not very kid friendly but would be ok to discuss if one child was 9-16 years old.
Once the top floor is completed the tenants could then move upstairs. Or, decide to leave May/June 2027 If the tenant/ remodel project and agreement went well they could start working on redoing the downstairs… therefore extending the lease for a year or more.
After that there are 3 more construction projects on the “ to-do” list for the property. So this could potentially lead to a longer term living situation for the right people.

I will be setting up prospective interviews for this weekend 10/ 3&4 and possibly next weekend 10/10&11. And can schedule a walkthrough of the property because it’s not pretty right now but the location is AMAZING and the potential is absolutely there.
Very easy access to hwy 28 , short .25-ish mile walk to the beach and a peek of the lake from the top floor. 2 out door parking spots are available. 4 wheel/ was drive is recommended ( it is Tahoe and it does snow!!)
If the top floor had been completed we were planning to rent it out a ski lease for 2000-2400 per month. Rent is up for discussion with work trade contract agreement but will still be around $1300-$1800 a month. Plus utilities.
Water, sewer, trash, and electricity all on and working. Pellet stove downstairs.
