POSITION SUMMARY: The maintenance floater performs a wide range of duties including general maintenance and repairs, such as fixing plumbing, electrical, and carpentry issues, as well as handling routine cleaning and groundskeeping. This role also requires being on-call for emergencies, completing preventative maintenance tasks, and assisting with tasks like trash removal and security.
QUALIFICATIONS: Previous experience in building maintenance/repair/custodial services. High school diploma or equivalent. Valid NYS driver license.
JOB RESPONSIBILITIES:
- Perform repairs on appliances, plumbing, electrical systems, and carpentry.
- Replace flooring, locks, fixtures, and other general items as needed.
- Paint interiors and exteriors when necessary.
- Complete work orders and report progress in accordance with established procedures.
- Keep common areas, parking lots, and grounds clean and presentable.
- Empty trash, pick up litter, and perform basic landscaping tasks like pulling weeds.
- Perform specialized cleaning using floor machines for tasks like buffing, waxing, and vacuuming carpets. -
- Assist with snow removal, including operation of snow blower, truck with snow plow, and shoveling.
- Conduct routine inspections of equipment and facilities to identify and address potential problems.
- Perform preventative maintenance on equipment according to schedules and manufacturer guidelines.
- Replace filters, light bulbs, and batteries.
- Be available for emergency calls, including after-hours situations.
- Assist during emergencies like floods, power outages or severe weather events.
- Follow all safety procedures and use personal protective equipment (PPE).
- Ensure knowledge of utility shut-off locations and fire alarm systems.
- Complete necessary paperwork and reports on daily activities and maintenance issues.
