We are seeking an experienced Construction Manager to oversee and coordinate the completion of a mixed-use construction project in Nanaimo, BC.
The successful candidate will work closely with the owner, general contractor, architect, engineers, consultants, inspectors, and other project stakeholders to keep construction moving efficiently, control costs, resolve outstanding issues, and maintain the project schedule.
Responsibilities
Oversee day-to-day construction progress and project coordination.
Monitor project schedule, budget, construction costs, and progress draws.
Coordinate with the general contractor, architect, engineers, consultants, trades, and suppliers.
Review contractor invoices, change orders, quotations, and additional-cost requests.
Track outstanding deficiencies, inspections, permits, and consultant requirements.
Attend site meetings and provide clear written progress reports to the owner.
Identify delays or construction issues early and recommend practical solutions.
Monitor work for consistency with approved plans, specifications, permits, and applicable requirements.
Assist with communication and coordination with the City of Nanaimo and project consultants when required.
Help ensure decisions, approvals, and documentation are properly recorded.
Protect the owner's interests with respect to project cost, schedule, quality, and scope.
Qualifications
Minimum 5–10 years of construction management or senior project management experience.
Strong experience with commercial, multi-family, or mixed-use construction projects.
Good understanding of BC construction practices, permitting, inspections, contracts, change orders, and project costing.
Strong ability to review budgets, invoices, schedules, and contractor documentation.
Excellent communication, organizational, negotiation, and problem-solving skills.
Comfortable working directly with owners, contractors, architects, engineers, municipalities, and consultants.
Experience with projects in Nanaimo or Vancouver Island would be an asset.
Construction management, engineering, architectural, or related professional background is an asset.
