Overview & Pricing
• Monthly Rent: $850 (due by the 1st of each month; total price with zero extra fees)
• Security Deposit: $500
• Move-in Total: $1,350 ($850 first month's rent + $500 security deposit)
• Occupancy: One person only. Rent is $850/month per person—not per room. Any additional person who will reside in or regularly stay at the property requires prior written approval and an additional $850/month in rent.
• Month-to-month; 30-day notice required to move out
Room & Amenities
• Private unfurnished bedroom with a locking door (only you have the keys)
• Shared bathroom with one other resident
• High-speed Wi-Fi and all utilities included
• Full kitchen privileges (yes, use all appliances), assigned refrigerator space, and food storage area
• Designated towel cabinet
• Washer and dryer access included; reasonable use expected
• Central heating and air conditioning
• May receive mail and packages at the residence
House Rules & Guidelines
• Lifestyle: No smoking or vaping on the property; absolutely no drugs/420.
• Guests: No overnight guests.
• Appliances: No personal mini-refrigerators or window AC units.
• Vehicles: No electric vehicle charging on the property. Plenty of street parking is available.
• Pets: No pets, pet-sitting, or visiting pets (no pets or kids live at the house).
• Quiet Hours: Respect 10:00 PM quiet hours.
Ideal Tenant & Requirements
• Responsible, clean, polite, and pays rent on time
• Ideal for someone with a steady 8:00 AM – 5:00 PM work schedule.
• No work-from-home arrangements; must work outside the home.
• Male housemate preferred; I live in the home and share the common areas.
• Background and credit screening required; screening fee applies as permitted by California law.
• Verifiable income required.
