Short-Term Winter Lease (Through February) - Attic or Top Floor Only (NW DC)

Hello,
Looking for a short-term lease, but also open to longer for the right unit, which is top floor, or in an attic. I'm sensitive to noise and am unable to live in loud apartment complexes with anyone above me.
Preferably in NW DC, between or around Logan and DuPont. Monthly budget would be $3k a month at the top end, depending on the square footage, layout, immediate neighborhood and age/condition of building and unit.
Open to moving in as early as November 9th, with tours the prior weekend. Employed, with prestine rental history in Washington, DC since 2017. My girlfriend would also be living with me. We are not social so would not be having any visitors, do not party, smoke, or have animals. We are typically in bed at 10-11pm and would not disturb anyone living beneath us.
