Ongoing Rental Property Maintenance & Repair Work (Schuylkill County PA)

This is intended to be a long-term, as-needed opportunity for someone who enjoys repair and property-maintenance work and would like recurring assignments as they become available.
Pay: $15 per hour
Hours will vary depending on vacancies, turnovers, repairs and current projects. This is not a guaranteed 40-hour-per-week position.
Typical work may include:
Basic rental-property repairs
Painting and touch-ups
Drywall patching
Minor carpentry
Door and lock repairs
Trim/baseboard installation and repair
Minor siding/exterior repairs
Caulking and weather sealing
Installing blinds, fixtures, shelving, etc.
Apartment turnover work
Cleaning out units and removing debris
Basic yard/exterior cleanup
Assisting with larger repair projects
Picking up or helping receive materials
Identifying repair problems and reporting what materials are needed
Other general rental-property maintenance
You are not expected to perform licensed electrical, plumbing or other specialty work unless properly qualified to do so.
Requirements
You should:
Be reliable and show up when you commit to a job
Have reliable transportation to properties throughout Schuylkill County
Have a valid driver's license where driving is required
Have your own basic hand tools if possible
Be comfortable working independently
Be able to take photos and communicate what was completed
Be able to identify materials needed for a repair
Be willing to work at different rental properties as assignments become available
Have experience with basic property maintenance, construction or repairs
Be comfortable to respond to showing requests and open and show property for rent
Having your own tools is strongly preferred, but we may consider someone dependable with good repair ability who is still building their tool collection.
Materials
Property owner provides project materials.
For repair assignments, you may be asked to provide a materials list with quantities and sizes. Most materials will be purchased from Home Depot or Lowe's.
Independent / As-Needed Work
Assignments are offered as work becomes available. Contractor may accept or decline individual assignments based on availability.
For someone working as an independent contractor, a written contractor agreement and required tax/business documentation will be completed before regular work begins.
