Clean, quiet corner of a yard in a nice neighborhood in town, on-grid, close to amenities. Access to electricity, water, and sewer hook-up. High-fire zones, hilly, off-grid, or isolated areas will not work.
Month-to-month, with long-term in mind.
Responsible, no drugs/smoking/problems, excellent references.
