Seeking Owner Financing / Work for Equity Homeownership Opportunity (Dahlonega)

We are a hardworking family hoping to find an alternative path to homeownership. We are comfortable where we are and are not looking to move immediately, open to relocating for the right opportunity.
We are looking for a private home with at least 3–4 bedrooms. This is a firm requirement. We have four children, including an infant, and need adequate space for our family. We are not interested in shared housing or roommate arrangements.
We are self-employed small business owners, and my husband is a prior professional painter and skilled laborer with experience in residential painting, small repairs, maintenance, and light home improvements.
We do not have a huge down payment available, and we are not looking for help obtaining a loan. Obviously we would if it was an option for us, it is not being self employed.
We are specifically seeking an alternative path to homeownership through direct owner financing, barter, or an arrangement where skilled labor and agreed-upon property improvements can contribute toward a purchase agreement.
My husbands skills could be valuable to an owner with a home that needs painting, updating, or other agreed-upon improvements. We are open to discussing a fair arrangement that works for both parties and provides a realistic path toward ownership.
We would especially love a more rural property with land, giving our children room to play and grow. Acreage would be a wonderful bonus, but our main requirements are a private home with sufficient bedrooms and an opportunity to work toward ownership. We are open to older homes, farmhouses, mobile homes, and properties that need some work, must be livable and mold free.
We are a family with limited financial and family resources, looking for a chance to build something better for our children. We are not looking for a handout. We are looking for a chance and a stepping stone toward homeownership.
We hope to find a property owner willing to consider a different approach. We have skills, a strong work ethic, and a willingness to put in the work. We are not expecting something for nothing; we are looking for a fair opportunity to earn our way toward owning a home.
We are happy where we are for now, so there is no pressure for an immediate move, we’re not jumping to move. We are simply exploring possibilities and would consider relocating for the right fit.
If you own a property and might be open to owner financing combined with barter or skilled labor toward a purchase, we would genuinely appreciate the opportunity to talk.
Thank you for taking the time to read our post to possibly help our family.
