For rent in an owner-occupied communal house in Hillman City:
Large light-filled ADU studio apartment with 2 private entrances to driveway and side yard. Mother-in-law style apartment in some ways, but at ground level, with a locking internal door separating the ADU and the main house.
Logistics:
-$1600/month (first + last + $800 deposit can be paid over the first 4 months) plus shared utility costs (w/s/g, gas, light) with estimated monthly share ~$150. Option to share internet ~$15/mo
-six month lease, then month to month
-Kitchen consists of 2 induction burners, a combo air-fryer/microwave, sink, and full sized fridge and freezer. No oven. Plenty of counter space to add things like a toaster oven, toaster, kettle, as well as lots of cabinet storage.
-No stairs to access
-your own stacked washer/dryer in the walk-in closet of the studio
-Fairly large private ¾ bathroom.
-Easy street parking, negotiable driveway parking spot. EV trickle charging is often in use by current housemates so would need to discuss
-Walking distance to downtown Hillman City along Rainier Ave, 20min walk to Seward Park or to Columbia City. Quiet and safe street, welcoming neighbors.
-unfurnished, tho some furniture may be available. Some of the photos are from when house was staged before we bought it
-Fair noise isolation from the remainder of the house – you’ll hear when the toddler is running around, but not voices, and we generally can’t hear you. Located underneath guest room, hallway, and kid and adult bedrooms. On same level as one adult’s bedroom and a game room/exercise room.
-Housemates are a couple and 2 kids (ages 3 and 2 months) and close friend/aunty (owner of the house). We work as a nurse practitioner, a therapist, and in sustainability and economics in local government. Aunty’s girlfriend, a watchmaker, stays at the house nearly half-time. Current adult housemates are 2 women, 1 man; all of us are white; most are LGBTQ+. We welcome all identities.
-We all have many years of experience in communal living and value direct, kind communication. Some of our other shared interests are cooking and eating well, gardening and houseplants, hiking and walks in nearby parks, and being silly with the kids.
-Shared spaces with other residents include: large backyard with deck and fruit trees, front yard, walk-thru side yard/storage area just off the studio.
-We are flexible on how integrated the studio occupant(s) could be with the remainder of the house, depending on your preference and chemistry over time -- from friendly neighbor to equal participant in weekly house dinners and shared chores.
-House quiet(ish) hours 8pm - 6:30am
-Pets: no dogs. There are no pets currently in the home
-No cigarette smoking on property, or smoking/vaping of any kind indoors
